How much does a Minneapolis home inspection cost?
Cost is always a consideration, particularly during these difficult economic times, however low cost should not be the deciding factor when choosing a home inspector.  The low cost inspection could leave you with undiscovered issues that could be costly to you after you take possession of your new home, not to mention the aggravation and disappointment that result.Â
A thorough home inspection may cost more, however you are less likely to get hit with those unexpected surprises. The value of a thorough Minnesota home inspection is not in a glitzy presentation folder or generating an onsight report of the major issues, but is in taking the time to ensure that the home as been looked at in the utmost detail, investigating issues further if necessary to identify and qualify issues, taking the time to point out and explain the systems and features of the home as well as the issues, and ultimately providing accurate and detailed information documented in a comprehensive yet understandable report that is a useful tool for potential negotiation of repairs or price reduction (if you are a buyer) or for determining pre-listing repairs and or listing price if you are a seller.
My inspection fees will vary with the age, size, and features of the home, and any detached buildings or optional systems that you may choose to have inspected, such as sprinkler systems, detached garages or storage buildings with utilities, swimming pools, hot tubs, etc. My base inspection fee starts at $400 for homes up to 2000 finished square feet that are less than 75 years old.  I will give you an exact fee when we talk about your inspection.  Townhomes and Condos have a lower fee structure.
I guarantee you will be able to find a cheaper inspection, however you need to ask yourself if saving $25 to $50 on the inspection fee is worth the risk on not getting a thorough inspection. I don’t think so and neither should you.
Don’t get me wrong, I am not so arrogant to tell you that I am the only thorough inspector, as there are others out there.  I am just saying it is in your best interest to get the most thorough inspection and comprehensive report as you can by diligently researching inspector web sites and viewing sample reports, and asking questions directly once your search is narrowed to 2 or 3.
