How much does a Minnesota home inspection cost?
Cost is always a consideration, particularly during these difficult economic times, however low cost should not be the deciding factor when choosing a home inspector. The low cost inspection could leave you with undiscovered issues that could be costly to you after you take possession of your new home, not to mention the aggravation and disappointment that result.
A thorough home inspection may cost more, however you are less likely to get hit with those unexpected surprises. The value of a thorough Minnesota home inspection is not in a glitzy presentation folder or generating an onsight report of the major issues, but is in the time taken to ensure that everything in the home as been looked at and investigated when necessary in order to identify and qualify issues, in taking the time to point out and explain the systems and features of the home as well as the issues, and is in the accurate and detailed information contained in a comprehensive yet understandable report that becomes a useful tool for potential negotiation of repairs or price reduction if you are a buyer, or for determining pre-listing repairs and or listing price if you are a seller.
Inspection fees will vary with the age, size, and features of the home, and any detached buildings or optional systems that are to be inspected, such as sprinkler system, swimming pool, hot tub, boat docks, boat lifts, etc. My base inspection fee starts at $325 for homes up to 2000 square feet (including basement and attached garage). An exact fee will be quoted at the time of the phone call.
I guarantee you will be able to find a cheeper inspection, however you need to ask yourself if saving $25 to $50 on the inspection fee is worth the risk on not getting a thorough inspection. I don't think so and neither should you.
